Fragment meets an extremely attractive concept with a high utility value.

The building has been in operation since spring 2023 and not only are all apartments fully occupied, but there is a long list of other interested parties on the waiting list.

The apartment building on Rohanské nábřeží is unique at first sight. Its unique reinforced concrete construction creates a bridge in the centre, which arches over the public accessible areas. The articulated sheet metal facade is made up of fragments - cassettes with room windows. The overall impression is completed by David Černý’s monumental sculptures made of crossed stainless steel sheets.

The building consists of 140 residential units, which are managed by the investor and offer high quality rental housing. The apartments are fully equipped and customized for different needs - from studio apartments to duplex units, suitable for larger Families. The building also includes business premises and an underground parking lot.

The work on Fragment was interesting for us because the developer conceived it as a pilot project for the use of the BIM collaborative process(Building Information Modelling).

It is a digital building model that brings a previously unseen level of information complexity and facilitates processes during construction and in the building's subsequent life cycles. The design work therefore had to be carried out with increased care, attention to detail and the use of a range of new technologies.

The result earned the prestigious Building of the Year 2023 award in the Architectural category conception and implementation of construction using BIM.

The winner in the Larger Residential Projects category was Fragment Karlín for exceptional architecture, high-quality workmanship, well-thought-out details and intelligent technology management for the whole building and individual housing units. The jury also appreciated that the apartment building equipped with interesting works of art has enriched the map of Prague's architectural achievements attracting the attention of not only domestic but also foreign visitors to the metropolis.

The environmental project of the year was the Fragment Karlín rental housing project. It is an exemplary example of the use of innovative solutions and a comprehensive approach to the realizatoin of sustainable residential buildings. The building makes full use of the operational BIM model.
