The proposed solution is based on the assumption that investment projects on the surrounding land will in the future create a compact urban block defined by Komunardů, Jateční, Na Maninách and Tusarova streets. For this reason, development is proposed along Jateční Street in the full extent of the gap so that the surrounding planned development can smoothly connect and form a continuous street line. A receding smaller mass is proposed towards the courtyard to create a green terrace. The remainder of the courtyard site is designed as green space with parkland. This green space is linked to the green space concept of the planned development on the neighbouring plots. At ground level, the mass is set back by 4.0 m, creating an extended urban space. This space is divided by the paving used into the building's own forecourt (larger paving) and the pavement (Prague mosaic).
The entrances to the commercial areas and the entrance lobby of the apartment building are oriented to it. On the upper floors, the principle of a heavy tectonic façade with window openings complemented by three loggias is applied.
The project has six floors and offers a total of 39 units with a layout of 1 + kk to 4 + kk with balconies, loggias and spacious gardens, which are situated in the courtyard of the building. On the first underground floor there are 35 parking spaces and cellars. On the ground floor there is a commercial unit.
